1. About This Agreement
This agreement is between Spruced Society Cleanz (ABN: 63 547 319 252) ("we", "us", "our") and the customer named at the time of booking ("you", "your"). It sets out the terms on which we provide residential cleaning services to you.
By booking a service with us, you agree to be bound by this agreement.
2. OUR SERVICES
2.1 We provide residential cleaning services in Brisbane, Queensland, including:
Regular cleans
Deep cleans
End of lease and bond cleans
2.2 The scope of each service is set out below. Any items not listed are considered outside the agreed scope of work. Additional services requested outside this scope will be quoted separately and must be agreed in writing before the clean commences.
2.3 We will perform all services with reasonable care and skill, in accordance with our obligations under the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)).
Regular Clean includes:
Dusting and wiping of all accessible surfaces, cabinetry, furniture, and light switches. Kitchen including benchtops, appliances, sink, and stovetop. Bathrooms including shower, toilet, basins, and mirrors. Laundry surfaces. Vacuuming and mopping of all hard floors. Bins emptied throughout.
Deep Clean includes:
Dusting and wiping of all accessible surfaces, cabinetry, furniture, and light switches. Detailed attention to ceiling fans, cobwebs, grout, soap scum, and hard water build up. Kitchen including benchtops, appliances, sink, stovetop, inside oven and microwave, and thorough degreasing throughout. Bathrooms including shower, toilet, basins, mirrors, and deep scrub of grout and tiles. Windows, sills, tracks, and blinds. Inside wardrobes. Spot cleaning of doors and walls. Laundry surfaces. Vacuuming and mopping of all floors. Bins emptied throughout.
End of Lease Clean includes:
Dusting and wiping of all accessible surfaces, cabinetry, furniture, and light switches. Detailed attention to ceiling fans, cobwebs, grout, soap scum, and hard water build up. Kitchen including benchtops, appliances, sink, stovetop, inside oven and microwave, deep clean of rangehood and filters, and inside all cupboards and drawers. Bathrooms deep cleaned to bond return standard including grout, tiles, soap scum, and hard water build up. Windows inside and out including screens, sills, tracks, and blinds. Wall marks and scuffs removed throughout. Inside all built in storage. Inside fridge where requested. Garage walls, floors vacuumed and mopped. Front porch area cleaned. Laundry deep cleaned. Vacuuming and mopping throughout.
Please note bond return is at the sole discretion of your property manager and cannot be guaranteed.
2.4 The scope listed above applies to properties in a standard condition. Where a property requires significantly more time or effort than anticipated due to its condition, we reserve the right to notify you before commencing and provide a revised quote. We will not proceed with additional work beyond the agreed scope without your prior approval.
2.5 Our cleaning services are performed by independent contractors who are engaged by Spruced Society Cleanz to fulfil bookings on our behalf. All contractors are personally vetted, police checked, and hold current public liability insurance. While the services are delivered by independent contractors your service agreement is with Spruced Society Cleanz and all enquiries, complaints, and feedback should be directed to us directly.
3. Pricing and Quotes
3.1 All prices quoted are based on a fixed hourly rate and are inclusive of GST. Your quote reflects an allocated time for your property size and service type as agreed at the time of booking.
3.2 Your final invoice is based on the actual time taken to complete your clean not the quoted allocated time. If your clean is completed in less time than quoted you will only be charged for the actual time taken. If additional time is required beyond the quoted allocation we will contact you before proceeding to confirm you are comfortable with the adjusted cost.
3.3 For first cleans an additional buffer time is included in your quote to allow our cleaner to familiarise themselves with your property and ensure the best possible result. After your first clean we will confirm the standard allocated time going forward based on your specific property.
3.4 Written quotes are valid for 14 days from the date of issue. After that period we reserve the right to requote.
3.5 Quoted prices will not change after you have confirmed your booking except where you request a change to the agreed scope of work or where the actual condition of the property differs materially from what was described at the time of enquiry. In that case we will notify you of any revised price before commencing the service.
3.6 Any additional services requested outside the original scope of work will be quoted separately and must be agreed in writing before the work commences. Additional services will be charged at the same fixed hourly rate.
4. Deposits
4.1 The following deposit requirements apply at the time of booking:
Regular clean: No deposit required Deep clean: 20 percent of the quoted job amount End of lease and bond clean: 30 percent of the quoted job amount
4.2 Deposits are processed securely via Stripe. By booking, you authorise us to store your card details securely via Stripe for the purpose of processing payments under this agreement.
4.3 Deposits are applied toward the total amount due for your service.
5. Payment Terms
5.1 On completion of each clean, we will send you a payment link for the outstanding balance (or full amount, for regular cleans with no deposit).
5.2 Payment is due promptly on receipt of the payment link.
5.3 All payments are processed securely through Stripe. By booking with us, you authorise us to charge any outstanding amounts to your saved card where a payment link remains unpaid after a reasonable period.
5.4 If payment is not received, we reserve the right to suspend future bookings until the account is brought up to date.
6. Cancellation and Rescheduling
6.1 We understand that plans change. Our cancellation and rescheduling policy is as follows:
More than 48 hours before the scheduled clean: Full refund of deposit, or free reschedule at your choice.
24 to 48 hours before the scheduled clean: Deposit is non-refundable but may be transferred to a future booking.
Less than 24 hours before the scheduled clean: Deposit is forfeited. No additional cancellation fee applies beyond the forfeited deposit.
Same day cancellation, or our cleaners are unable to access the property on arrival: The full quoted job amount is charged regardless of whether a deposit was paid or not. Where a deposit has already been paid, the remaining balance will be charged to your saved card. This applies because our cleaners have committed their time and travelled to your property.
6.2 Cancellations and reschedule requests must be made by contacting us at sprucedsociety@gmail.com or via our website.
6.3 We reserve the right to cancel or reschedule a booking due to unforeseen circumstances such as illness or extreme weather. In such cases, we will notify you as soon as practicable and offer a full refund of any deposit paid or a free reschedule.
7. Satisfaction Guarantee
7.1 We take pride in the quality of our work. If you are not satisfied with any aspect of a completed clean, please notify us within 48 hours of completion by contacting sprucedsociety@gmail.com.
7.2 Where the issue was caused by our cleaners, we will return to re-clean the affected areas at no additional cost to you.
7.3 This guarantee does not apply where the concern relates to matters outside the agreed scope of the clean, pre-existing conditions, or where access restrictions prevented us from completing certain areas.
7.4 Nothing in this clause limits your rights under the Australian Consumer Law, including any applicable consumer guarantees.
8. Pre-Existing Damage
8.1 Before commencing any clean, our cleaners will photograph and report any pre-existing damage or issues they observe at your property.
8.2 These records are maintained to protect both you and us in the event of any later dispute about the condition of the property.
8.3 If you believe our records are inaccurate, please contact us within 24 hours of the clean.
8.4 As part of our quality assurance process our cleaners may take before and after photographs of cleaned areas on completion of each service. These photos are used solely for internal quality control and dispute resolution purposes and are handled in accordance with our Privacy Policy. By booking with us you consent to these photographs being taken inside your property.
9. Access and Property Requirements
9.1 You agree to ensure that:
Our cleaners have clear and safe access to your property at the agreed arrival time
All utilities including electricity, hot water, and cleaning water supply are connected and fully operational
Any areas to be cleaned are reasonably accessible and free of significant obstructions
9.2 If our cleaners are unable to access the property or cannot safely perform the services due to conditions beyond our control, the cancellation policy in clause 6 will apply.
9.3 You are responsible for securing or removing any fragile, high-value, or sentimental items before our cleaners arrive. Please let us know in advance if there are specific items or areas you would like us to avoid.
10. Liability
10.1 We are committed to taking care of your home. However, to the extent permitted by law:
We are not liable for any pre-existing damage or deterioration to your property
We are not liable for indirect, consequential, or economic loss of any kind arising from our services
We are not liable for damage to fragile, high-value, or sentimental items that were not disclosed to us prior to the clean
Our total liability to you for any single service is capped at the amount you paid for that specific service
10.2 Nothing in this clause excludes, restricts, or modifies any right or remedy you have under the Australian Consumer Law that cannot be excluded by agreement.
11. Recurring Bookings
11.1 If you are on a regular cleaning schedule with us, we ask that you give us as much notice as possible if you need to change or skip a booking.
11.2 The cancellation policy in clause 6 applies to recurring bookings. Where reasonable notice is given, we will always try to find a suitable alternative time for you.
12. Privacy
12.1 We collect and handle your personal information including your name, contact details, property address, and payment information for the purpose of providing our services and managing your bookings.
12.2 We handle all personal information in accordance with our Privacy Policy, available atwww.sprucedsocietycleanz.com.au/privacy-policy, and in compliance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles.
12.3 Any property access details provided by you including key safe codes, gate codes, alarm codes, and access instructions are treated as strictly confidential. These details are only shared with the contractor assigned to your specific job and are not retained beyond what is necessary to complete the service.
13. Dispute Resolution
13.1 We hope to resolve any issues quickly and fairly. If a dispute arises, you agree to first contact us directly at sprucedsociety@gmail.com so we can attempt to resolve the matter through good faith discussion.
13.2 If the matter is not resolved within 14 days of written notice, either party may refer the dispute to a mediator agreed between the parties. The costs of mediation are to be shared equally unless otherwise agreed.
13.3 If mediation is unsuccessful or either party declines to participate, either party may then pursue the matter through the courts or the relevant tribunal in Queensland.
14. General
14.1 Governing law. This agreement is governed by the laws of Queensland, Australia. Both parties submit to the non-exclusive jurisdiction of the courts of Queensland.
14.2 Entire agreement. This agreement, together with any booking confirmation and our Privacy Policy, constitutes the entire agreement between us in relation to the services.
14.3 Amendments. We may update these terms from time to time. We will notify you of material changes before they take effect. Your continued use of our services after that date constitutes acceptance of the updated terms.
14.4 Severability. If any provision of this agreement is found to be unenforceable, it will be severed and the remaining provisions will continue in full force.
14.5 Australian Consumer Law. Nothing in this agreement is intended to exclude, restrict, or modify any right or guarantee you have under the Australian Consumer Law that cannot lawfully be excluded.
